As the employer’s elected representative, we are obliged to legally represent our client and ensure that obligations are discharged. We take the lead on managing time, cost and quality matters whilst ensuring our client’s business interests are always at the forefront of our decision making process.

Monitoring Surveyor:

As property development continues to be funded by financial institutions, the role of a Monitoring Surveyor is ever more critical in ensuring that the lending is secure and viable.

From the commencement of the initial detailed report, we follow on by authorising valuations depending on construction progress to facilitate release of funds that is assisted by a detailed written interim report. At the forefront of our minds is our client’s financial contribution and ensuring this is protected by highlighting any concerns immediately.

Dilapidations:

As Dilapidation specialists, we have developed an exemplary track record in providing commercial and pragmatic solutions for both landlords and tenants. We utilise our knowledge and considerable experience in strategizing the most feasible way forward for our clients.

We maintain extremely close links with commercial agents, legal entities and all other parties involved in this complex area of property litigation to establish a high quality service.

Building & Acquisition Surveys:

Originally known as structural surveys, this type of survey provides an in-depth inspection of a subject property and will highlight any current and future causes of concern for our commercial clients.

This survey will involve inspection of all accessible elevations, roofs, rainwater goods, walls and floors etc. with further (specialist) inspections undertaken to ensure our clients are fully aware of the condition of a property prior to any long term commitment.

Party Wall Surveyors:

We have developed extensive experience in providing high quality advice within this complex discipline to a wide variety of clients. Careful guidance through the Party Wall Act 1996 enables us to prevent, minimise and ensure disputes can be settled in a neighbourly manner whether it be a simple extension through to large basement conversions.

Schedules of Condition:

We recognise how significant it is for our clients to have an accurate snapshot of a buildings condition to suit a variety of reason. Most commonly the schedule can go hand-in-hand to limit Dilapidation claims or to secure damage identification during any neighbouring Party Wall works.

Either way, we can ensure a detailed and descriptive report with accompanying photographs can be produced to protect your interests.

Reinstatement Cost Assessment:

Using our technical skillset we can provide highly accurate Reinstatement Cost Assessments utilising elemental building costs that will satisfy UK insurance underwriters following part or total destruction of a building.
